TuNota
The first tool where agencies share references on tenants, owners, and guarantors, with a lease registry and electronic signature.
TuNota is a platform for real estate brokers and professional associations that tracks whether the parties to a lease keep their commitments.
What it solves
- Shared references on tenants, owners, and guarantors across agencies, so a decision is made with information before signing.
- A registry of lease agreements and of their parties, with notifications and compliance reports.
- Electronic signature of documents, with immutable storage.
- Associations: dashboards by association and by province for the institutions that bring brokers together.
- Subscriptions and credits through MercadoPago for brokers and associations.
How it is built
A Laravel backend (PHP 8.2) on MySQL, with Passport for authentication and S3 for documents; two Nuxt frontends (the broker portal and the institutional dashboard). Deployed on AWS with a GitHub Actions pipeline per environment.

Contract reading
A broker, the professional association, or one of the parties uploads the lease agreement as a PDF. TuNota pre-fills the parties, the property, the term, the rent, the guarantees, the upkeep terms, and the broker on the deal. If a value cannot be read, it is left blank to be completed by hand. Each value can be checked against the highlighted passage in the PDF, and contracts can also be loaded in a batch.
